The Victor is a five-story condominium building located in a mostly residential neighborhood in the heart of Denver. The massing of the building places the 38 living units in a crisp, three-story volume that “floats” over a concrete base containing commercial uses.
These elements are separated by a level of parking — a void that creates the sense of the weightlessness of the upper volume.
The unit plans interlock to provide a variety of types and sizes to accommodate varying residential needs and are punctuated by a light well on the backside of the building, giving daylight to the corridors as well as the units. All of the units have generous balconies. The top-level corner units have spiral stairs from the balconies to a private roof garden. The design is restrained to simple geometries and clean lines without ornament and draws parallels to the early mid-century Italian Rationalist movement.
The materiality is an important feature of the building. The elevated volume is notable for the perfection of the stucco system which creates a clean, modern appearance. This is in vivid contrast to the “rustic” board-formed concrete and glass base. The building stands out from the many multifamily structures for its well-detailed simplicity.
